SJEPLANS - A PORTAL FOR ELECTRONIC PLAN REVIEW

Upload your plans. Respond to City plan reviewer comments. Know the status of your project.

SJ ePlans 3000x1500 v2 SJePlans is the platform where you will electronically submit project plans to the Development Services Partners, including Planning, Public Works, Fire, and — starting October 30, 2023 — Building. Staff will view and comment on your plans through SJePlans.

Benefits. SJePlans integrates with the City's permitting system and provides one convenient place to:

Electronically upload project plans
View and respond to the City plan reviewer's comments
Know the status of your project at all times
Obtain permit issuance

CITY STAFF CREATE YOUR SJEPLANS ACCOUNT

When you make an appointment to submit a permit application that involves paln review, if appropriate to your project, City staff will create your account in SJePlans, and you will receive an email with your login information.

The following types of projects are processed through SJePlans:

Building permits

Most Building permits with plan review:

Building permits with no plan review are issued directly at SJPermits.org for 56 types of simple projects.
Use SJePlans for building projects with plan review excluding those that use a special program such as:

Best Prepared Designer Projects
Over-the-Counter (OTC) Permit Service (if you qualify for OTC, be sure to use it!)
Residential Express Permit Service
Special Tenant Improvement/Industrial Tool Installation
